Property Transfers and Legal Enquiries

When a leasehold property, or a freehold property that is part of an estate, is sold, it is common for the solicitors acting in the sale to raise conveyancing queries, all of which will be sent to the managing agent. Notices of transfer may also need to be receipted and certificates provided.

Our role in this process is to respond promptly to requests from conveyancers and to ensure the correct process is followed in a streamlined and professional manner.

Leasehold / Freehold Enquiries Packs

We can provide a Leasehold or Freehold Enquiries Pack (sometimes called a Management Pack) which will include all the information asked for in the LEP1 and LEP2 forms published by the Law Society in conjunction with the Royal Institution of Chartered Surveyors and others.

Our fees are £295 for a Leasehold Enquiries Pack and £210 for a Freehold Enquiries Pack. Both fees are inclusive of VAT.

To request a pack, please write to us enclosing the appropriate fee and an email address where the pack should be sent. Cheques should be made payable to Neil Douglas Block Management Ltd. If you would like to pay by bank transfer please contact us for details. Unfortunately, we are unable to take payments by card over the phone.

Please order your enquiries pack as soon as you can in the conveyancing process. Our standard turnaround time is 10 working days from order and receipt of our fee. We will try to provide a pack sooner in urgent cases but our ability to do this will depend on the number of enquires we are dealing with at any one time.


Service Charges

Please ask us for an up to date statement of service charge account immediately prior to completion. All service or estate charges for a property should be paid up to date, or if they are not up to date, they should be apportioned by the conveyancers and paid as part of the sale. Please help us avoid disputes over outstanding service charges by ensuring this is done.

Notices and Certificates

Details of Notices and Certificates, required when a particular property is sold, will be included in the Leasehold / Freehold Enquiries Pack. If you need further details or have any queries about notices and certificates please contact us.


New Owners

We send a welcome pack to new owners when we are notified of the completion of the sale by the buyers’ solicitor. This will include information about how to contact us, the management company, the development and the service charge. If you will not be resident at the property please let us know of your alternative correspondence address. If you have bought a property and haven’t heard from us within a few weeks, please get in touch. It may be that we haven’t received a notice of transfer from your solicitors.
